BlackEagle focuses on investing in commercial real estate debt and equity throughout the United States, primarily in major markets and asset classes. The company partners with institutional capital and pursues investments of $25+ million featuring one or more of the following components:

  • Recapitalization of the existing property ownership.
  • Deployment of new capital to reposition a property, secure a tenant.
  • Direct purchase of real estate or a real estate secured loan.


BlackEagle’s efforts focus on acquiring distressed loans, portfolios of loans, or other distressed real estate investments. Our target deal size is $25M to $100M, but for more extensive portfolios, we can go to $150M. We are seeking investment opportunities in the office, industrial, storage, and multi-family asset classes, and will consider other asset classes such as senior housing. By leveraging its extensive network, BlackEagle can lean into local market expertise and can move quickly and nimbly on both marketed and non-marketed transactions. BlackEagle’s multi-family efforts focus on properties in the Southwest or other regions of the United States, where the company has in-depth market knowledge and a trusted local partner to actively manage the property. Target properties are typically 100+ units with either non-local owners or long-term owners (owned property for more than ten years). After closing, the property will undergo a capital investment program to address any deferred maintenance items and reposition the property via upgrades, including such items as new interiors, landscaping, and property amenities. With agency financing at the time of acquisition or upon completion of achieving market rents, it is anticipated that properties will generate stable and predictable cash flows during the ownership period.
