The BlackEagle Real Estate Partners (BlackEagle) team has significant expertise in pricing, restructuring, and buying and selling non-performing loans and real estate. The company and its financial partners underwrite, structure, invest and manage commercial real estate properties and debt. BlackEagle focuses on investing in commercial real estate debt and equity throughout the United States. The company’s target investment size is $5 to $25 million, and the investment strategy generally includes one of the following components:

  • Recapitalization of the existing property ownership

  • Deployment of fresh capital to reposition a property

  • Direct purchase of a distressed loan or property


BlackEagle provides loan and asset management services for lenders, owners and operators, and other third parties. Management services include providing a detailed review and analysis of the current situation and, together with the client, developing strategies to achieve the client’s objectives. BlackEagle will oversee the implementation of the strategy and work with vested parties to execute and deliver a best-in-class solution.


In its role as a consultant, BlackEagle offers insight and guidance on loan workouts and restructures including navigating the complex CMBS space and servicing agreements to develop a range of viable solutions. Clients benefit from the company’s ability to create solutions rather than roadblocks, advise on capital structure and disposition alternatives, source new capital, and effectively communicate with all parties, including the master and special servicers and the controlling bondholders.

About Us

Debra Morgan is the founder and managing partner of BlackEagle Real Estate Partners. Ms. Morgan is an accomplished real estate executive with over $10 billion in real estate transactions, specializing in portfolio management, acquisitions, recapitalizations, and the restructure and disposition of over-leveraged real estate and distressed debt.  Ms. Morgan is a strategic thinker with expertise in CMBS servicing, valuing distressed loans/real estate, managing bankruptcies and litigation, understanding complex structures, recapitalizing partnerships (including TICs) and sourcing investment opportunities. Ms. Morgan has over 20 years of commercial real estate experience and strong relationships with a variety of capital partners, property managers and real estate operators, as well as key parties in the CMBS market. Ms. Morgan is a frequent speaker in the commercial real estate industry, the current chair of CREFC’s Distressed Realty Assets Sub-Forum, and the Vice Chair of the Town of Addison’s Planning and Zoning Commission.

Prior to forming BlackEagle, Ms. Morgan was a Managing Director at one of the top special servicers in the industry and managed a variety of distressed debt portfolios and participated in the placement of over $400 million in fund equity. Prior experience includes serving as a Vice President of Beal Bank, where she participated in the creation of CLMG, a servicing company for Beal Bank’s non-performing loans, and serving as a Vice President of J.E. Robert Companies, where she underwrote loans and real estate, negotiated CMBS servicing agreements, and assisted in the management of its CMBS portfolio. Ms. Morgan earned her Bachelor of Science Degree in Interdisciplinary Studies from the University of Texas at Dallas.

John Morgan, CFA, is the President and Chief Investment Officer of BlackEagle Real Estate Partners. Mr. Morgan has over 20 years of investment experience spanning a wide range of investments, including leveraged loans, high yield bonds, publicly traded equities and real estate debt and equity. Mr. Morgan’s expertise includes analyzing and valuing investment opportunities; understanding, evaluating and modeling cash flows, capital structures, waterfalls and investor returns; structuring, negotiating and reviewing loan documents, bond indentures and equity documents, including LLC and partnership agreements; restructuring stressed and distressed loans and bonds via loan amendments or bankruptcies; and monitoring and monetizing investments.

Prior to BlackEagle, Mr. Morgan was a Partner and Senior Portfolio Manager at Highland Capital Management and an analyst at Falcon Fund. Mr. Morgan earned his Master of Business Administration from Southern Methodist University and earned his Bachelor of Science in Biology Sciences, magna cum laude, Phi Beta Kappa from Southern Methodist University. Mr. Morgan has earned the right to use the Chartered Financial Analyst (CFA) designation.
